My clients decided to downsize from their beautifully maintained Oakland home, and because they knew that their septic was old and would fail, they began the replacement process weeks before listing the home. This added to the home’s long list of features, and we were now able to tell prospective buyers that the new owner would have a brand new septic system in place at closing. Plus, by starting the process early, it helped to limit the delays in closing that often occur due to failing septic systems.
Because the sellers were so meticulous and such great decorators, very little was needed for staging and preparation for photographs and video. Once our media production and editing was complete, we began marketing the home through email, direct mail, social media and of course the Multiple Listing Service (MLS). Our extensive marketing is designed for maximum exposure and we reached thousands and thousands of interested buyers. We received a tremendous number of hits on the custom property website we developed for 98 Yawpo Avenue leading up to our open house showings.
That weekend we had approximately 175 groups into our open houses, and after only one week of showings we received 31 written offers to purchase!
We organized the terms of all offers which allowed the sellers to easily select the offer that they felt had the best combination of price and terms.
The selling price was $632,000 or $658 per square foot!
Oakland NJ home listings average about $370 per square foot, so you can imagine that $658 per square foot made my sellers very, very happy. While not the most I’ve gotten per square foot for a client, this was surely up there. (Click here to see see 59 Yawpo Avenue down the street which I sold for $687 per square foot).
The sellers were so happy that they asked if I could help them find their next home! Even with the challenge of a seller’s market (and losing out on a couple of homes) within a few weeks we were able to locate and secure a beautiful town home on a golf course! With selling and buying contracts in place we were able to narrow down the closing dates so that everyone was happy. I like to joke that in my 23+ years as a Realtor® I’ve never left my sellers homeless! When there is a will, there is a way, and when you are dealing with reasonable people the process goes much smoother than you would imagine.
