It isn’t often that we are unable to meet the owner of a property we list – but this was one of those times.  We dealt with the daughter and son-in-law who told us of the owner’s wishes and they were amazing clients from start to finish.  The house needed a little TLC and they were proactive in doing a few things that brought them a high return on their investment.  They moved out some of the contents while leaving just the right amount of furniture.  They made repairs to sheetrock and paint.  They removed some older carpet to expose the hardwood floors underneath in order to show the true potential of this home.   When the home was ready for the market, they gave us full access to the property to schedule open houses and private showings.  We were able to bring in dozens of potential buyers – and the eventual buyer of the home – in a short period of time.

We conducted 2 very successful open houses and there were a handful of private showings with agents.  Our buyers for 799 Ramapo Valley Road in Oakland came in during one of our open houses.  We immediately recognized them from a previous open house we had on our listing at 98 Yawpo Ave.  Although they put in a very good offer at 98 Yawpo Ave., they were not the highest bidder.  We were happy to see them again, and they told us how important it was to get their children into a great school system, and Oakland was at the top of their list.  It wasn’t long before we heard from their agent who spoke highly on their behalf as he submitted their offer.  There were several competitive offers for the house but only one can win.  And they did!

The home needed a new septic system, and the sellers began the process of hiring an engineer and picking a septic system installer before we even met them.  Even so, the time it takes to install a septic system has many variables including engineering, inspections, approvals, installation, weather etc.  While it is always a bit frustrating to wait for all of the septic inspections and approvals required by the town and county, in the end the buyers closed on a home with a brand new septic system in place.  We appreciate their patiance and the seller’s pro-active measures to move everything foward as quickly as possible.  Congratulations to the sellers and buyers!
