It all started in 2023 with a referral from a realtor in New York, who had a client moving from New Jersey. They knew I had a reputation for going above and beyond to help my clients sell their homes for top dollar, and they wanted me to assist their client, who was ready to sell their townhome in Bel Air. I wasn’t very familiar with the community at the time, but I quickly realized what a hidden gem it was. The Bel Air Townhomes are known for their well-maintained grounds, spacious layouts, and convenient location in the heart of West Orange, making it a great option for downsizers, families, professionals, and those seeking low-maintenance luxury living.

We took on the challenge, carefully analyzing the market, tailoring a marketing strategy, and ensuring the property was presented in its best light. 8 Fredericks Street is a desirable Delano model (end-unit) with a large first floor office/bedroom. When we listed it on 1/31/24 for $949,000, one realtor who lives in the complex was surprised that we listed the unit at such a high price. But after dozens of groups visited our open house during the first weekend, we knew we had made the right decision. The results? A quick cash sale for $994,000, and most importantly, the highest sale price the complex had ever seen at the time.

After the success of 8 Fredericks Street, we had the opportunity to list a neighbor’s townhome in Bel Air. The sellers were impressed with the success of the first sale, and we were confident that we could repeat — and even improve upon — our previous performance. We implemented a similar strategy: staging the home to highlight its best features, professional photography, a spectacular walk-through video, targeted marketing, and leveraging our extensive network.

We listed 31 Fredericks Street on 5/28/24 for $958,000. This was a 4 bedroom, 4.5 bath Coronado model with a two-story great room, finished basement and an updated kitchen. The market was still strong, and we had dozens of groups visit our open houses, including many of the same buyers from 8 Fredericks Street. The result? We had multiple offers at $1,200,000 and closed at $1,201,000, setting a new record for the Bel Air community.

I won’t lie — it’s incredibly satisfying to watch the results of all the hard work pay off. The seller was familiar with our work in Bel Air but was also interviewing multiple agents in the area, including experienced agents from the community who claimed to have cash buyers ready to purchase. She ultimately decided to allow the open market to bring in the highest price, and we were honored to be chosen to represent her. We listed 10 Kovach Court on 2/26/25 for $999,000 and implemented our successful formula. Once again, we received multiple offers and closed with a cash offer of $1,250,000, far exceeding expectations.
